Purchases

Lacy Katzen LLP has been representing purchasers for almost 60 years. Some of the work we do as your legal representative is review your purchase contract and approve it, assist in satisfying your contingencies, confirm adjustments for closing, attend closing and resolve all issues. We also arrange to have the title examined and obtain title insurance to protect you and your lender.

The mortgage commitment you receive from your lender will have a condition requiring you to obtain title insurance to protect the lender against a financial loss if a defect in title is discovered during your ownership and prior to your payment of the entire debt. We also obtain a policy of title insurance to protect you against loss of your equity interest if a defect in title is discovered during your ownership of the property.

At closing, we go over all documents with you before you sign them, and answer any remaining questions you may have. After closing, we send you a complete set of the documents you sign.
